If you are going to be renting a place then you want to make sure you do your best to be a good tenant. When you are a good tenant you will reap many positive returns. Here are some of the positive things you may be able to enjoy when you prove to be a good tenant:
Always pay your rent on time
One of the biggest things you can do to prove to be a good tenant is to always pay your rent on time. You don't ever want to be a day late, at least not past the grace period which is generally 5 days. Not only will you then endure late charges, but managers really don't appreciate receiving the rent past the grace period. If you are late too often they may even decide not to renew your lease when the time comes and you may not get a very good reference from them when you go to rent another place in the future and good references are important.
Take good care of the yard
No matter what type of housing you are renting, you will more than likely have at least a small yard area. It's important for you to make sure you take good care of the yard. This means regularly watering the yard so you don't allow the grass and other foliage to die. Also, stay on top of trimming hedges, raking leaves and taking care of any other foliage so it doesn't become overgrown.
Even if the manager has the yard taken care of by a company per the lease agreement, you will still want to make sure you take your own steps to help keep the yard looking good. For example, don't leave things setting on the grass too long or that part of the grass may die and that would be on you.
Take good care of the house
You will of course want to make sure you keep the house in good condition. Along with making sure you stay on top of keeping it regularly cleaned, this also means dealing with maintenance issues correctly. If something goes wrong with something in the house then you want to call the manager and let them know right away so the problem can be taken care of promptly.
Putting off some issues can lead to worse problems that can cause them more expensive repairs and they aren't going to appreciate this in the long run. For example, if you ignore a leaky pipe under the sink, it can cause mold to grow and the cabinet wood to rot.
